Federal Housing Tax Credits Support Iowa Affordable Housing

DES MOINES – March 13, 2013 – (RealEstateRama) — The Iowa Finance Authority (IFA) Board of Directors today announced affordable housing awards to twelve affordable housing projects totaling more than $70 million in federal Housing Tax Credits to build and preserve 635 affordable housing units.

“A statewide housing study recently found a great need for affordable housing options throughout the state – specifically the preservation of existing rental units as well as additional options for Iowa’s growing senior population,” said Governor Branstad. “The housing awards announced today will help to fulfill these needs by providing a total of more than 600 Iowa families, young professionals and seniors with an affordable place that they can be proud to call home in six Iowa counties.”

“Shelter is one of the most basic human needs,” said Lt. Governor Reynolds. “The Iowans that will soon call these new housing units home will reap the many benefits of affordable housing, including a stable place to raise a family and will help to strengthen their neighborhoods, community and ultimately our great state.”

The Internal Revenue Service makes an annual per capita allocation of federal tax credits to each state for the Housing Tax Credit program. IFA is charged with allocating those credits to developers of affordable housing in Iowa. IFA had more than $7.1 million to allocate in the 2013 Tax Credit Round.

Developers who receive tax credits sell them to investors to generate equity for the housing developments. The tax credits provide a dollar-for-dollar reduction to the investor’s federal tax liability on ordinary income.

IFA received 38 applications requesting more than $19.8 million in Housing Tax Credits for the 2013 Housing Tax Credit Round. The IFA Board of Directors today awarded more than $7 million in Housing Tax Credits to twelve projects. The actual awards exceed $70 million because the credits are committed annually for a 10-year period.
